The Neckarspinnerei Quartier - a project as part of the IBA'27 STADTREGION Stuttgart
The background
HOS Projektentwicklung GmbH is responsible for representing and coordinating the client for the IBA'27 STADTREIGION Stuttgart construction project. HOS Anlagen und Beteiligungen GmbH & Co KG is the successor to the Heinrich Otto & Söhne group of companies and is the owner of the former Otto Spinnerei factory. Industrial history has been written at this site since the factory was founded in Wendlingen-Unterboihingen in 1860. Today, the HOS and the IBA'27 are working together to develop concepts for the reutilisation of the site to build on over 160 years of development history.
The "Productive City" reutilisation concept developed as part of the IBA'27 STADTREIGION Stuttgart urban development workshop process provides the basis for the further development of the site. Rustler Schriever Architekten (Berlin) and GDLA I Gornik Denkel Landschaftsarchitektur (Heidelberg) have designed an urban development strategy that integrates both the existing listed buildings and the infrastructural facilities for self-sufficient energy supply. The historical social facilities of the Otto factory also provided the common thread for the future dense mix of uses of an urban area. In this way, life in the industrial monument can be continued.
In the context of this development, which envisages the expansion of the orthogonal urban structure with robust, adaptable buildings, the existing historic factory buildings will be converted and in some cases extended to add new uses. Although the new mix of uses for some of the existing buildings has already been determined and is currently being realised in some cases, HOS Projektentwicklung GmbH is very interested in new impulses for the redesign of the younger ensemble of buildings from the last construction phase of the Neckarspinnerei. These are the new spinning mill shed built in 1904/05 with the adjoining batteur building and the new cotton warehouse "Pentagon" or "Gherzi Building" from 1952.
The design brief
The design brief envisages the remodelling and extension of the ensemble of buildings at the Neue Feinspinnerei. The aim of the task is to create a convincing architectural and monument-compatible design for the remodelling and possible extension of the existing building. In line with the overall development concept for the sustainable conversion of the industrial monument with its dense mix of residential and working, cultural, commercial and leisure uses, the Shedhalle, the Batteurbau and the Baumwollmagazin (Pentagon) are to provide space for the integration of residential studios, workshops, research facilities and exhibition areas. The entire Shedhalle and parts of the Batteurbau and the Baumwollmagazin are available for the new use as a creative basis for the task. Two of the buildings are listed as historical monuments. Only the cotton warehouse is not formally listed. Nevertheless, the characteristic elements of the buildings are to be taken into account in their future use. In order to accommodate the required space, it is assumed that the Pentagon will be expanded or extended.
